Terms & Conditions

1. Introduction

Welcome to Stella Mare Luxury Villa ("we", "us", "our"). These Terms & Conditions govern your booking and stay at our property located in Adeje, Tenerife, Spain. By making a reservation, you agree to be bound by these terms.

2. Bookings & Payment

A reservation is confirmed only upon receipt of the agreed deposit. The remaining balance is due in accordance with the schedule provided at the time of booking. All prices are quoted in Euros (EUR) and include applicable taxes unless stated otherwise.

3. Check-in & Check-out

Standard check-in is from 16:00 and check-out is by 11:00. Early check-in or late check-out may be arranged subject to availability and must be requested in advance.

4. Cancellation Policy

Cancellations made more than 30 days prior to arrival receive a full refund of the deposit. Cancellations within 30 days of arrival are non-refundable. We strongly recommend that all guests obtain comprehensive travel insurance.

5. House Rules

  • No smoking inside the villa.
  • No parties or events without prior written consent.
  • Pets are not permitted unless explicitly agreed in advance.
  • Quiet hours are observed between 22:00 and 08:00.
  • Maximum occupancy must not exceed the number stated in the booking.

6. Damages & Security Deposit

A refundable security deposit may be required prior to arrival. Guests are responsible for any damage caused to the property or its contents during their stay. Any costs exceeding the deposit will be invoiced separately.

7. Liability

Guests use the villa, pool, and all amenities at their own risk. We accept no liability for personal injury, loss, or damage to personal property except where caused by our proven negligence.

8. Force Majeure

We are not liable for any failure to perform our obligations caused by events beyond our reasonable control, including but not limited to natural disasters, government restrictions, or travel disruptions.

9. Governing Law

These Terms & Conditions are governed by the laws of Spain. Any disputes shall be subject to the exclusive jurisdiction of the courts of Tenerife.
